I initially created the brand to share my tiny house, which I built from scratch. Since then, we’ve had the opportunity to start investing more in real estate, building houses, and rehabbing them, and now we are building a second tiny house! Our unique factor is that with all of our building, mortgage, and investing knowledge, we love to help others learn how to do it, too.
We remodeled this current entire house from the bare bones. The rehab process was pretty complex, but the biggest challenge was the kitchen. Not only did we incorrectly order cabinets, but it also took the longest and was the most difficult to design functionally. Once we settled on a design, it was pretty smooth sailing, and everyone loved how the kitchen turned out with the black Ageless Iron cabinet hardware.
The whole house was meant to be modern farmhouse-style, which is a pretty difficult task when you have a tight budget. However, since we were doing all-white cabinets with recycled granite counters in black hues, we knew instantly that Ageless Iron would be the perfect match for the final touch.
I would 100% use the Ageless Iron Hardware pieces again. We are currently working on our second tiny house project and considering the stealthy, elegant style this hardware offers.
I learned that you have to make sure you order the correct size hardware. With so many options nowadays, it's hard to ensure you have the perfect fit for all of the moving parts in a house. Not to mention finding cohesive, consistent hardware that works with one single key.
My design style is modern, organic, and a mix of industrial. I love using different textures and materials to create intriguing focal points while maintaining the color scheme in the same palette. Specifically, in the industrial sector, having dark metals that give a sophisticated look is a subtle and perfect way to bring the style in.
My most used resource is Pinterest, but I also love shopping online and in stores to piece things together that I haven’t seen before. I want to make sure I can get my hands on the products I end up falling in love with.
I have a very long Google sheet to organize projects. Project planning starts even before closing on a house. We want to make sure we have our timelines and budget in order. Once we have the key in hand, we can go in and do things efficiently and keep our team efficient.
I choose the houses we renovate by doing our investment calculations. At the end of the day, this is a business, so we have to ensure we can profit from the project we are working on, whether it's a flip or a rental. For that, we use our investment calculators on beautyandabuilder.com and a few more skills we’ve learned along the way to analyze deals
The most important is the planning in conjunction with the investment breakdown. The last thing you want is to be in the middle of an extensive renovation and run out of budget. Once you break it all down into a few spreadsheets and do some research on the materials you choose to use, it's a clear path forward.
Make a mood board. Having worked in the flooring industry, I saw that people's biggest struggle was not having a clear picture of what they wanted the end result to be. Once you have that, you can start looking at items, budget planning, and deciding factors to move forward quickly and avoid the mess inside the home.
We have completed our farmhouse remodel project and are currently working on our personal second tiny house. We are always looking to take on new projects and searching for new properties to buy, so if you want to sell, contact us!
We are still working on the property's exterior and plan to add fencing, a deck, and a full spa area to make our tiny house an outside oasis. We have been waiting for the fall/winter to start since the heat is a bit much for us in Florida.
